Typology
MMC systems
Volumetric, panelised, precast, timber, pods, MEP, kit-of-parts. A system is not a sustainability claim.

3D volumetric
Three-dimensional modules manufactured in a factory, transported, and stacked or joined on site.

2D panelised
Wall, floor and roof cassettes manufactured as two-dimensional assemblies.

Precast concrete
Factory-cast structural and façade elements. The industrial backbone of several national housing systems.

Mass timber
CLT, GLT and related engineered timber as structural products. Not automatically low-carbon.

Light-gauge steel
Cold-formed steel frames and panels, often highly standardised.

Bathroom pods
Complete wet rooms manufactured offsite. High repeatability, logistics-sensitive.

Prefabricated MEP
Racks, risers and plant rooms assembled offsite. A Singapore DfMA mainstay.

Façade modules
Unitised façades and cassettes manufactured offsite and craned into place.

PPVC (Singapore)
Prefabricated Prefinished Volumetric Construction as a governed Singapore system, not merely a module type.

Kit-of-parts
A catalogue of repeatable components rather than a single volumetric box.
